Legal Considerations: The legal framework for Greece’s citizenship by investment and residency program is found in Article 16 of Law 4251/2014, Article 8 (par.21) of Law 4332/2015, and Article 84 (par. 1 to 6) of Law 4399/2016.

Under this program, any individual making a significant investment in Greek real estate (minimum of €250,000) is eligible to obtain a residence permit for themselves and their family. After 7 years of continuous residence, the individual may apply for Greek citizenship.

Procedure for Applying:

1. Consult with GCI Migration Advisors

2. Prepare Documents

   You must open a Greek bank account, make the necessary investment, and submit the residence permit application. A property investment of €250,000 (net of VAT) is required, and there is no need for physical presence during the application process.
4. Receive Residence Permit
   The residence permit is issued upon submission, and you are free to reside abroad while holding the permit.
5. Apply for Citizenship after 7 Years
   After 7 years of living in Greece, you can apply for citizenship and enjoy all the benefits of being a Greek national.

Costs and Payments:

1. Step 1: Processing Fees
   • €5,000 for due diligence
   • €10,000 for advisor & lawyer fees (+ €2,500 per family member)
2. Step 2: Investment
   • €250,000 minimum real estate investment (+ VAT)
   • €15,000 for transfer costs (notary fees, stamp duties, title transfer, immigration fees)

The property can generate rental income, yielding a total return of €372,500 over 7 years.
